Pebb Signs 137,000-SF Of New Leases At Delray Beach Mixed-Use Project Under Construction

Delray Beach’s Atlantic Avenue is continuing its evolution with the future introduction of transformative mixed-use development Sundy Village — now under construction — to serve as the city’s gateway.

Marking high demand for the project, developed by diversified real estate and private equity investment firm Pebb Capital, is the announcement of significant new leases totaling 136,852 square feet.

Pebb Capital has strategically focused on attracting a diversified mix of national and local office, retail and lifestyle tenants. The newly-signed roster at Sundy Village includes: Vertical Bridge, the largest private owner and operator of communications infrastructure in the U.S.; Barcelona Wine Bar, a “no-reservations-needed vibey bar” with locations in 11 states; and a Schulson Collective project by chef and restauranteur Michael Schulson, who has multiple restaurants in Philadelphia and Miami.

Further, Pebb Capital will relocate its Boca Raton headquarters to Sundy Village in one of the property’s unique standalone office buildings, within 5,595 square feet of office space. The firm has also signed a 79,141-square-foot lease on the neighboring block at Miami Tower, located at 100 SE 1st Ave., for a build-to-suit corporate headquarters relocation of a multi-billion-dollar public company that cannot be disclosed at this time.

Spanning approximately seven acres at 22 W. Atlantic Ave., Sundy Village will serve as the entryway to Delray Beach’s entertainment corridor as a visionary business, hospitality and experiential development. It is the last remaining master-planned, ‘Class A’ office development in Delray Beach. Designed by Gensler and RLC Architects, the project will celebrate a unique dynamic by establishing a contemporary urban setting with historical elements that honor the city’s vibrant past and charming character.

Six original structures built in the early 1900’s will be preserved and restored, including Sundy House (the oldest home in Delray Beach). This rich history will be combined with new construction to include 99,000 square feet of ‘Class A’ offices, more than 28,000 square feet of retail and premium dining, and 272 subterranean parking spaces with direct access to each floor. Also just released for leasing is a collection of four private, boutique office buildings, which are available ranging from 5,720 to 12,600 square feet.

Vertical Bridge’s leadership selected Sundy Village for its 38,474-square-foot headquarters due to its premier ‘Class A’ offering of contemporary offices and in-building and surrounding amenities, serving as home base for all local employees.

Barcelona Wine Bar, which will occupy 4,887 square feet, chose Sundy Village as the ideal spot to expand its Florida presence, at the entrance to “restaurant row” on Atlantic Avenue. The location places the successful culinary brand within a dynamic and exciting meeting place for people throughout Broward and Palm Beach counties. The brand is regarded for its seasonal menu of Mediterranean, Spanish and South American influences and selection of 400 wines.

A Schulson Collective project by Michael Schulson will take 8,756 square feet at the corner of Atlantic and Swinton Avenues. The chef and restauranteur will bring imagination and ingenuity to the Double Knot concept, further expanding in South Florida.

With a prime location less than one mile from Interstate 95, Sundy Village will be the most unique, fully-amenitized mixed-use destination in the Atlantic Avenue District. It will offer the city’s best access to main thoroughfares and quality spaces within walking distance to all offerings of Downtown Delray Beach. Patrons will enjoy purposeful design in a campus-style layout that integrates open-air courtyards, breezy walkways, green space and indoor/outdoor dining and seating areas for year-round enjoyment.
